Direct Booking Policies

These Booking Policies apply only to direct bookings made through Lake Texoma Vacation Homes. For bookings through third-party platforms such as Airbnb or VRBO, the platform’s policies apply.

By completing a direct booking, guests agree to comply with these policies.

• This is an adults-only property.
• No children or infants are permitted, including day visitors.
• The primary guest must be at least 25 years old and remain on the property for the duration of the stay.
• Third-party bookings (booking on behalf of someone else) are not permitted.
• Government-issued photo ID is required prior to check-in.

• Minimum stay: 2 nights
• Maximum stay: 28 nights
• Longer stays may be considered by request and must be approved before booking confirmation.

• The Texoma Airstream Stay accommodates a maximum of 2 adult guests.
• Exceeding this limit without approval may result in cancellation or additional fees.

• No pets are permitted.
• Emotional support animals are not permitted.
• Service animals are permitted only as required by law; notification prior to booking is required.

The property contains livestock and wildlife. Pets cannot be accommodated for safety and animal welfare.

• The Airstream is on a shared rural property, with the main residence nearby, neighboring homes, woodland, and trails.
• A small RV park is located further along the road.
• The setting is peaceful but not completely secluded.
• Guests should expect normal rural sights and sounds, including wildlife, farm activity, and occasional neighboring activity.

• Check-in: 3:00 PM or later
• Check-out: 12:00 noon
• Early check-in or late check-out may be approved in writing only.

• Direct bookings follow the Moderate Airbnb-style policy:
  
  • Cancel 5+ days before check-in: full refund
  • Cancel within 5 days: non-refundable except where required by law

• The Airstream is a specialty accommodation and must be treated with care.
• Guests must follow all House Rules and the House Manual.
• Interior kitchen space is for light cooking only; outdoor electric grill may be used as instructed.
• Guests must not operate awnings or clean/wipe exterior metal surfaces.

• Guests are responsible for all damage beyond normal wear and tear.
• Violations of House Rules or property damage may result in additional fees or immediate eviction.
• Smoking or vaping inside the Airstream is strictly prohibited.

• Quiet hours: 10:00 PM – 8:00 AM.
• No parties, events, or disruptive behavior are permitted.

• Guests must follow all posted safety guidance.
• Certain areas may be restricted.
• Trails and outdoor areas are used at the guest’s own risk.
• Wildlife may be present at any time.

Guests acknowledge that the property is rural, with wildlife, livestock, and specialty accommodations presenting inherent risks.

Guests agree to:

• Use the Airstream and property at their own risk
• Take reasonable precautions for safety
• Supervise themselves and their belongings

To the fullest extent permitted by law, Lake Texoma Vacation Homes and LTVH LLC are not responsible for:

• Personal injury, illness, or loss
• Damage to personal property
• Incidents from wildlife, terrain, weather, or rural conditions

Nothing in these policies limits liability where prohibited by law.

• Direct bookings are confirmed only after explicit acceptance by LTVH LLC.
• LTVH LLC reserves the right to refuse, modify, or cancel any direct booking if policies are violated, false information is provided, or unsafe behavior is suspected.
• Guests acknowledge these policies are part of the booking agreement.

Lake Texoma Vacation Homes is operated by LTVH LLC.
We reserve the right to enforce all policies, cancel stays, or refuse service in accordance with these Booking Policies, House Rules, or applicable laws.
